Warm floors underfoot, no radiators taking up wall space, and heat that rises evenly across a whole room — it's easy to see why underfloor heating has gone from a luxury feature to a mainstream choice for UK homeowners and contractors alike.

But with different system types, floor coverings to consider, and questions around running costs, choosing the right setup isn't always straightforward. 

This guide cuts through the noise and answers the questions we hear most, so you can make a confident decision.

What Is Electric Underfloor Heating, and How Does It Work?

Electric underfloor heating — sometimes called a "dry system" — uses thin heating cables or pre-formed mats installed directly beneath your floor covering. Once switched on, the cables warm up and radiate heat upward through the floor surface, gradually warming the room from the ground up.

It works independently from your central heating system, which makes it particularly easy to add to individual rooms without major building work. A thermostat controls when the system runs and at what temperature, meaning you only heat spaces when you need to.

Electric vs Wet (Hydronic) Underfloor Heating: Which Is Right for You?

This is the question most people start with, and the answer usually comes down to the size of the project and how much disruption you're willing to accept.

 pump warm water through a network of pipes beneath the floor, connected to your boiler or heat pump. They're cheaper to run over the long term, especially across whole floors, but they require significant installation work — pipes need embedding in the subfloor, floor height increases, and the whole system needs connecting to your primary heat source. They're most economical in new builds or major renovations.

, by contrast, are far simpler to install. The mats or cables sit in adhesive or tile adhesive beneath the floor covering, adding very little to floor height. For retrofitting a bathroom, kitchen, or extension, electric is almost always the preferred choice. Installation is quicker, less disruptive, and often significantly cheaper upfront.

The trade-off is running cost. With UK electricity prices higher than gas, electric underfloor heating costs more per hour to run than a wet system. For a single bathroom or kitchen, this difference is modest and easy to offset with a good thermostat and sensible scheduling. For heating an entire home, a wet system paired with a heat pump becomes far more economical over time.

What Floors Can You Use Electric Underfloor Heating With?

One of the most common concerns is floor compatibility, and the good news is that electric systems work well with most popular floor types.

How Much Does Electric Underfloor Heating Cost to Run?

Running costs depend on the wattage of your system, the size of the room, how long the system runs each day, and the current electricity rate. Electric underfloor heating mats are typically available in 100W, 150W, or 200W per square metre — with 150W/m² being the most common choice for secondary heating in standard rooms, and 200W/m² often used in bathrooms or rooms that need more output.

For a 5m² bathroom with a 150W/m² system running for two hours in the morning and two hours in the evening:

The key to keeping bills manageable is a good thermostat with scheduling capability. Running the system to pre-warm floors before you need them, and turning it off when rooms aren't in use, makes a significant difference.

A thermostat is one of the most important components in any underfloor heating system, and it's an area where it genuinely pays to invest a little more.

 allow you to set on/off schedules across the week. They're straightforward and reliable for most domestic applications.

 take things further, allowing you to control the system from your phone, set up geo-fencing (so the system adjusts based on whether you're home), and access energy usage data. Brands like Heatmat, Snug, and Warmup offer smart thermostat options designed specifically for underfloor heating use.

 include a sensor probe that sits beneath the floor covering and measures the actual floor temperature, rather than just the air temperature in the room. This is particularly useful in bathrooms, where you want the floor to reach a comfortable temperature rather than simply heating the air.

Many systems use a combination of floor and air sensing for the most accurate control.

For a competent DIYer, laying the heating mat itself is relatively straightforward — unrolling it, cutting and turning (never cutting the cable itself), and embedding it in adhesive. However, the electrical connection to the mains must always be carried out by a qualified electrician. In England and Wales, any new electrical circuit in a bathroom is notifiable under Part P of the Building Regulations, meaning the work must either be carried out by a registered competent person or be notified to your local authority building control. For kitchens and other rooms, the requirement depends on the specific location and nature of the circuit — if in doubt, always consult a qualified electrician.

Skipping proper sign-off will also invalidate most product warranties and could cause problems when selling your property.

For most projects, the sensible approach is to prepare the floor and lay the mat yourself, then have an electrician make the final connections and sign off the installation.

How long does electric underfloor heating take to warm up?

Electric systems heat up faster than wet systems, but warm-up time depends on the wattage of the system, the type of floor covering, and whether insulation board has been installed beneath the mat. For tiled floors, most systems will reach a comfortable temperature within 30–60 minutes. Adding insulation board beneath the mat significantly improves heat-up times by reducing downward heat loss. Thicker or denser floor coverings such as stone or thick engineered wood will take longer.

Can I install electric underfloor heating under an existing floor?

In most cases, the existing floor covering needs to be removed. The heating cables or mats sit beneath the floor surface, usually within the tile adhesive or in a thin screed. Lifting and relaying tiles does add to the overall project cost.

Does underfloor heating need to be left on all the time?

No — and running it continuously is one of the most common (and costly) mistakes. A well-programmed thermostat that switches the system on ahead of when you need the room is far more efficient. The floor will hold some heat after the system switches off, so scheduling it to stop 30 minutes before you leave a room works well.

Will underfloor heating increase my home's value?

Can electric underfloor heating be used as a primary heat source?

In well-insulated rooms, yes. Many modern bathrooms and kitchens with good insulation can be heated entirely by underfloor heating without any additional source. In older or larger properties with poor insulation, it may be more effective used as a supplement to existing heating.
